How much does it cost to live at Evolve?

Pricing will vary depending on the size of the unit and the floor preference. Please see our floor plans section and contact our leasing office for the latest pricing and promotion information.

What utilities will be included in the rent?

All rent payments at Evolve have cable, internet, and trash removal fees included. Tenants will be responsible for their own electricity and water. The Evolve building is brand new, so appliances will be running at peak energy efficiency.

And to complement our individual leasing, we keep the utilities in the owner’s name, sub-metering each apartment and dividing the bill evenly between the residents in each unit.

What’s an individual lease?

An individual lease means you are only responsible for your portion of rent. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them and their names are not on your lease. It is the most financially secure leasing options for our residents.

Do I need someone to co-sign my lease?

Only the person living in the unit needs to sign the lease; however, if you do not meet the credit qualifications, you will need a guarantor to sign a Guaranty Form.

What’s a guarantor?

A guarantor is someone who guarantees timely payment on the lease. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We only require a guarantor when the person living in the unit is unable to meet the application’s credit qualifications.

Is there an application fee and/or security deposit?

There is a $50 application fee which covers a background check on the resident and a credit check on the guarantor. We also require a non-refundable $150 redecoration fee.

Do you allow pets?

Absolutely! Pets are allowed at Evolve Knoxville. Please conatct the leasing office for details, restrictions, and associatied costs.

Do you offer roommate matching?

Yes! If you don’t have roommates in mind (or enough to fill the units in the apartment of your choice) but want to reserve your spot to live at Evolve before it’s too late, we’ve got you covered. We offer a roommate matching program that gives you the freedom and control to determine who you’ll live with.

What kind of security is at Evolve?

Safety at Evolve is our utmost concern. Unlike the typical Knoxville garden-style community, Evolve is designed to ensure residents have a safe and secure living experience by limiting access points to the property. Our community features 24 hour on-site staff, surveillance cameras in all common areas, and hi-tech electronic key access throughout the building.

Is on-site parking available?

Yes! Evolve offers underground parking spaces on a first come, first served basis. Please contact our leasing office for availability and pricing.

Can anyone access the amenities?

Not at all. We ensure only you and your guests are frequenting the amazing amenities we have to offer at Evolve.

What if I have a maintenance request?

Our on-site maintenance team is dedicated to resolving any maintenance issues quickly and conveniently. All maintenance requests can be submitted online through the resident portal.
